No Surprises on Site: Protect Your Programme With a Design Review Before You Start

Construction programmes rarely slip because of one dramatic event. More often they erode through unresolved design questions: an RFI waiting on a consultant, a shop drawing that cannot be approved, a consent condition discovered late, or a trade that arrives to find the detail does not work.

Each looks minor. Together they are the surprises that consume float, time and goodwill.

Do the sums on your own project

I will not quote you an industry average, because your project is the number that matters. Work out what one week of delay costs you: site preliminaries, supervision, plant, holding costs, finance and the knock-on effect on following trades.

Then compare that with a fixed fee of $4,500 + GST for a review. Whether a review pays for itself depends on what it finds, but it does not take much to justify it.

When a review helps most

The earlier the better, while decisions can still be changed cheaply. Four points are especially useful:

  • During design, before gaps are built into the documentation.

  • At tender, so that risks can be priced and clarified, rather than discovered after contract.

  • During procurement, before long-lead orders lock in unresolved decisions.

  • Before early works and mobilisation, as the last sensible checkpoint before problems move to site.

What you receive

This is a practical working tool, not a report for the shelf. Within 5 working days of receiving your documents, you get:

  • A findings report covering design, buildability, coordination and safety in design risks

  • A check of the documents against SSDA, DA and CC conditions

  • A QA audit of consultant deliverables and responsibilities

  • Ready-to-use registers: project dashboard, consent, design risk, RFI, design decision, procurement, programme interface and design package

  • A consultants' responsibility matrix

Your team can keep using those registers after the review, so the findings get tracked to close-out.

How it works

  1. Send your drawings and consultant reports. An NDA is available.

  2. I review the full set against the consent.

  3. You receive the findings and registers.

Price and timing

  • Introductory fee: $4,500 + GST for your first project (standard fee $7,500 + GST)

  • Timing: within 5 working days of receiving your documents

  • Best suited to: projects in design, tender, procurement or early works
