Why Builders Should Engage an Architect During Construction

There is a common perception in the residential construction industry that architects are needed for design and approvals, but become unnecessary once the building contract is signed. This perception is not only incorrect — it is costly. The most successful construction projects are those where the architect remains actively engaged from start to finish.

The Builder’s Challenge

Builders face a complex coordination challenge on every project. They must manage subcontractors, respond to RFIs, review shop drawings, negotiate variations, and maintain programme. For residential and boutique commercial projects, the builder often does not have the in-house design expertise to assess whether a proposed change or substitution is consistent with the design intent. Without an architect engaged during construction, that judgement gap often results in decisions that are practical from a construction perspective but damaging to the overall design quality.

What an Architect Brings to Construction

An architect engaged as a design manager during construction brings a set of skills that complements the builder’s own expertise. They can quickly assess the design implications of a proposed variation. They can review shop drawings for consistency with the specification. They can resolve RFIs in a way that considers both the technical requirements and the aesthetic outcome. And they can communicate directly with specialist consultants to resolve coordination issues before they become site problems. Far from being an obstacle to efficient construction, a well-engaged architect is one of the most effective tools a builder has.

A More Collaborative Approach

The most effective construction projects are those where the builder and the architect work as a team. This requires mutual respect, clear communication, and a shared commitment to the outcome. When builders engage architects proactively — inviting them to site meetings, consulting them on substitutions before they are ordered, and bringing them into the RFI process early — the result is a smoother build, fewer variations, and a higher quality outcome. That benefits everyone: the builder, the client, and the architect.
